These “comparables” or “comps” allow an appraiser to justify an increase in value, giving you more equity if you sell or refinance. Avoid buying the only 2-bedroom home in a neighborhood full of 3- and 4-bedroom homes, or the nicest house in a bad neighborhood.

2. Focusing on cosmetic issues

   Home shoppers often cross a home off their list due to cosmetic issues like ugly carpet, bright paint colors, or outdated kitchens and bathrooms. Cosmetic fixes are usually cheap and easy, and may even give you a better deal with less competition. Avoid overlooking a great floor plan or neighborhood just because of minor cosmetic issues.
